For UK estate agents

Your old valuation enquiries are still worth money.

Homeowners who asked you for a valuation and went quiet didn't all change their minds - most just never got a follow-up. Second Knock re-opens the conversation on WhatsApp, in your agency's name, books the ones still thinking about selling into your valuer's diary, and charges you only when a valuation actually takes place.

Zero work for you. Genuinely.

No new software to learn, no scripts to write, no one to manage. Your only job is turning up to the valuations.

STEP 01

Share your enquiry list

Connect your CRM or upload a spreadsheet once. We work out who can lawfully and sensibly be contacted - typically enquiries from the last 12 months that went quiet.

STEP 02

We follow up, properly

Each person gets a polite WhatsApp referencing their own enquiry - at most three messages over ten days, opt-out in every one. Replies are handled instantly, questions answered, appointments booked into your real calendar.

STEP 03

Valuations appear in your diary

Booked, confirmed and reminded automatically. After each one you tap attended or not - one tap, and that tap is the only thing you're ever billed on.

The pricing is the whole pitch.

You agree a fixed price per attended valuation before we start. Then the ledger is simple:

Setup, onboarding, software£0
Messages sent, conversations handled£0
Appointment booked but not attended£0
Valuation attended - marked by youyour agreed price

Monthly statement in arrears, paid by bank transfer. Every line links to the full conversation as evidence, and you have 7 days to query any of them. No setup fee, no subscription, no contract term.

How follow-up services usually charge

Per "interested" lead - billed when someone says they might moveothers
Per booking, plus a setup fee and a monthly feeothers
Monthly subscription, whatever happensothers
Per valuation that actually took place - nothing elseSecond Knock

We prove the uplift. With a control group.

Anyone can claim they "generate appointments". We hold back a random 20% of your eligible leads and never contact them:

80% - contacted

Followed up by Second Knock. Every valuation from this group appears on your dashboard, conversation attached.

20% - left alone

Never messaged. If they book valuations at the same rate anyway, we're adding nothing - you'll see it, and you'll be right to cancel.

Control-group valuations are never billed. The comparison updates monthly on your dashboard.

Done properly, or not at all.

Contacting past enquirers is legal in the UK when it's done right - and "done right" is engineered into the system, not left to good intentions:

Only your own enquirers

Messages go solely to people who contacted you, reference their own enquiry, and identify your agency by name. Purchased lists are refused at onboarding.

Opt-out honoured in seconds

Every message carries an opt-out. A STOP reply is processed by deterministic code - not judgement - and that number is never contacted again.

A paper trail you could show the ICO

Every message, consent basis and opt-out is logged and exportable. UK sending hours only, never on Sundays. You hold a stop-everything button that works in under a minute.

What your enquirer actually sees.

A short message from your agency, about their own enquiry. This is an example - the wording is agreed with you before anything goes out.

Hi Sarah, it's Harwood & Vale. You asked us about a valuation of your home in Headingley a while back - is that still something you're thinking about? Happy to help either way. Reply STOP to opt out.
Oh hi - yes actually, we're thinking about spring now
That's good to hear. Would one morning next week suit for James to pop round? It takes about 45 minutes.
Tuesday morning works
Booked: Tuesday 10:00 with James. You'll get a reminder the day before, and you can reply here if you need to rearrange.

Three messages at most. Any reply stops the sequence. STOP ends it for good.

The questions agents actually ask

Is this legal under UK GDPR / PECR?

It is when it's done under the "soft opt-in": your own past enquirers, contacted about the service they asked you about, who were offered a way to opt out when they enquired and are offered it again in every message. An old enquiry is not automatically permission, so we check each lead source with you before anything is sent, tell you plainly which ones qualify and which don't, and refuse the ones that don't (purchased lists, do-not-contact records, forms with no opt-out). You remain the data controller; we act as your processor under a signed agreement, and the audit trail is yours.

Is it a bot talking to my clients?

The first messages and the diary booking are handled by an automated assistant that writes like a courteous member of your team, says it is your assistant if asked, and can only do one thing: arrange the valuation. It never quotes prices, fees or valuations. Anything else goes to a person, and the valuation itself is always your valuer, in person. You can read every conversation.

Won't it annoy people and damage my brand?

The sequence is deliberately restrained: at most three short, polite messages over ten days, from a person-like assistant that stops the moment someone replies or opts out. No emojis, no pressure, no repeat campaigns to the same person. Angry or sensitive replies are routed to a human within the hour. Your brand is the whole product - we treat it that way.

How much of my time does it take?

About ten minutes to connect, then one tap per appointment to mark attended or not. Everything else - conversations, booking, reminders, rescheduling - is handled.

What if a lead asks something the system can't handle?

It doesn't bluff. Anything off-script - complaints, unusual questions, requests to speak to someone - goes to a human team member with a one-business-hour response target, and you can read every conversation on your dashboard.

What does it cost?

A fixed price per attended valuation, agreed with you up front (typically set against what you already pay per raw lead). Nothing else - no setup, no subscription, no charge for booked-but-missed. If a month produces nothing, the invoice is zero.

What if I want to stop?

Pause or stop from your dashboard at any time, no notice period. Pausing stops new outreach immediately; conversations mid-flow are closed politely.

Start with the number.

Send your details and we'll run a free audit of your enquiry base: how many dormant leads you have, how many are contactable, and what that's likely worth in valuations per month. Back within one working day. No commitment, and we don't contact your leads for an audit.

One working day. No spam, no obligation, and your list stays untouched until you say otherwise.
